Turnkey designs to expedite low-rise multiplexes in Toronto’s residential areas
To help expedite housing, the City of Toronto commissioned LGA to develop a catalogue of pre-approved plans for four- and six-unit multiplexes tailored to Toronto’s specific zoning and lot types. Citizens and small-scale developers can select from four designs and download renderings, presentation drawings, and permit ready sets for free from the City of Toronto website.
The designs respond to Toronto’s typical residential lots, which are unique in Ontario. Each four- and six- unit design is offered in two versions—wide and narrow—to suit the four most common lot dimensions found in Toronto. The end user, along with a Licensed Design Professional, only needs to add site-specific information and project-specific adjustments to then submit for a permit.
Each building includes an accessible unit, outdoor amenity areas, and practical amenities for urban living such as bike and garbage bin storage. The designs were created to be practical and adaptable for different neighbourhoods and household needs. Each design was made with an eye to affordability, accessibility, climate resilience, and ease of construction.
The City of Toronto pre-approved the catalogue designs, accelerating the process for receiving a building permit, which will fast track the addition of high-quality multiplex housing to established residential neighbourhoods.
